- Since we are a small operation cancellations significantly affect us. When you reserve a room we agree to turn all others away for that time period. Should situations arise requiring a change or a cancellation in your reservation, we sympathize, but must maintain business policy standing by our cancellation requirements. For all reservations except Brimfield weeks (see above), a change or cancellation of a confirmed reservation more than 15 days in advance will result in our refunding your deposit, less a $25.00 per room administration fee. A cancellation of a confirmed reservation within 15 days of the scheduled arrival date will result in a full refund, minus the $25 administration fee if we are able to rebook the room. If we are not able to rebook the room within the 15 day window or for a non-arrival or early departure, you will be charged the full price of your scheduled stay
